General Information


View a property

  • To check out keys there is a $20.00 key deposit that you will get back when you return the keys.  You can check out as many keys as you would like with that $20.00.  
  • We will also need to make a copy of your I.D. 
  • We WILL NOT check out keys overnight and we stop checking out keys at 4:30 to ensure you can make it back in time.

Application Process

  • There is a $40.00 non-refundable application fee per applicant over the age of 18. 
  • We will need your last three pay stubs.  If you are an independent contractor, we will need your most recent tax return for proof of income.
  • In some cases we may require/allow two-three months of bank statements, a letter from current employer (on their letterhead) or other verifications of income.
  • Income: we require that your gross income is at least TWO times more than the rent.  If you get any other type of supplemental income i.e. child support, tips, social security, housing assistance, etc., please include that on the application under "other income" however; in some cases it cannot be considered as your gross income.
  • The application process takes approximately one to three days to complete.  This is dependent on how quickly we get all the information back from others.  We will keep you updated via email as we have status updates and/or questions.  WE MUST HAVE ALL the required information PRIOR to processing the application.  
  • Once approved we start leases within 24-72 hours.  We cannot hold a house for you longer than that unless you have received approval.

Security Deposits

  • The security deposit is displayed on the details page of each property.  Typically the security deposit is the same as the rent.
  • On security deposits OVER $300.00 you can pay half upon approval and the other half within 30 days of signing your lease.
  • In some cases; there may be a need to increase a security deposit.  We will work with you on paying this out in two payments or possibly three depending on the circumstances. 
  • Roommates: The security deposit will be 1 1/2 times the original amount per roommate.  For example:  if security deposit is $500.00 then it will be increased to $750.00 for two roommates and $1,000.00 for three roommates etc.  No part of the security deposit will be returned to any roommate if they leave early, it stays with the house.  

Pet policies

  • Dogs - We DO NOT allow ANY type of bully breeds in ANY of our properties.  We will need to see a picture of the pet prior to any approval on application.  You may submit the picture online when filling out your application or you can email it to us
  • Dogs - There is a $250.00 non-refundable pet fee per dog.  (We can work with you on paying this out)
  • Cats - There is a $75.00 non-refundable pet fee per cat.  (We can work with you on paying this out)
  • Other Animals - Determined on a case-by-case basis.

Lease terms

Typically our leases are for a minimum for one year.  We occasionally will do a shorter-term lease determined on a case-by-case basis.  We can also do a long-term lease.  Just ask!
